How Much Should a Roof Replacement Cost in CT?

When it comes to a roof replacement, one of the most common and important questions is how much the replacement will cost you. The answer isn’t a simple one and it is dependent on a variety of factors, ranging from the roofing materials used to the amount of time spent on the project.

The National Roofing Contractors Association (NRCA) recommends thinking of the investment in terms of the cost of the roof per year, instead of one large roof replacement sum. It is recommended that you use the following formula after speaking with a contractor and looking at a couple of estimates:

Roofing Cost Each Year

Now let’s look at the factors that will influence the total cost of your replacement roof.

Type of Roofing Materials:

The largest factor influencing the cost of a new roof is the type of roofing material used. Material price can range anywhere from $00.50 per square foot, to even $100.00 per square foot. Asphalt shingles are by far the cheapest and easiest roofing material to install, so it doesn’t require additional labor costs. However, due to its added benefits, slate tile and metal roofs can be almost double or triple the costs of a shingle roof. It is important to make an informed decision about which material is best suited for your home.

Quality of Roofing Materials:

In addition to different types of materials having different prices, the same materials can have fluctuating prices due to their quality and durability. Installation of asphalt shingles is known to vary greatly in price, ranging anywhere from $1,000 to $4,500. A low total cost may appear to be a great deal at the time, but it is important to make sure the material is of good quality and will not require any maintenance in the near future.

Type of House:

Typically, the larger your home is the more expensive the repair will be. The more square footage a roof is, the more materials and labor required, and therefore the more it will cost you. There are, however, several other factors about your home that will influence the total cost of the replacement roof.

  • Number of stories: Two-story homes (and up) will be more expensive to reroof than a one-story home. The higher up a contractor works, the more dangerous the job is. Therefore, more precautions will be need to be taken. This often increases the labor time needed for installation, therefore adding to the cost of the roof.
  • Pitch: A roof’s pitch is a measurement of how high the roof is versus its length. A higher pitch, therefore more steeped, roof requires more complex labor, which again increases the replacement cost.
  • Additional Charges: A replacement roof installation can be much more than just replacing the roofing materials. The framing may be damaged or rotting, so that extra maintenance is required to fix that, or added support is needed if a heavier roofing material is being installed.

Type of Labor:

If it is required that you remove your old roof before installing a new roof, that comes with additional costs. The decision to tear off old roofing materials can be due to city limits on how many layers can exist on a roof, or it can be a result of the contractor’s general opinion. While deciding to overlay roofing materials may eliminate the additional labor costs that it takes to tear off materials, overlaying can cut a roof’s life by 20%. Therefore, the roof may cost you less money now, but it will likely need to be replaced earlier than necessary.

Local Climate:

The type of environment you live in may affect the type and cost of the replacement roof that you need. Areas that experience fierce winds, severe heat, or frequent hurricanes might want to consider installing storms with extra durability or roofs designed to keep your home extra cool. These added protections can increase the cost of roof replacement. Additionally, any city policies on the type of roof or roof installation guidelines may increase the cost.
